Notable Changes for 2024

1. Dock Area Off Limits During Construction: due to construction, the dock and gazebo areas are off limits to all persons and boats until further notice. During this period, we encourage boaters to use the public dock for docking during the day (overnight docking is prohibited by the municipality) and for boarding/disembarking. Failure to comply with these procedures will result in suspension of boating and occupancy rights for the balance of the summer.

2. Trash collection: Organics should be collected in the Units using the bags provided. When full, bags may be placed in the containers located by the propane area. Other trash will now be collected on Tuesdays, Friday, Saturday, and Sunday mornings only. Until collection day, garbage should be kept in your Unit and should be placed in plastic bags and placed on the decks near the entrance to the units for collection by 9 a.m. Tuesday, Friday, Saturday, and Sunday.

3. Repairs and emergencies: We have implemented new procedures for reporting and responding to emergencies and repairs:

  • Immediate repairs and services: Contact 1.705.646.6564 for all emergencies and urgent repairs requiring immediate attention.
  • Routine repairs and maintenance: complete the Damage and Maintenance Request form (copies available in each unit) and place the completed form in the mailbox located in the alcove between units 5 and 6 (parking lot side).
  • Damages: report damages on the Damage and Maintenance Request Form and place in the mailbox located in the alcove between units 5 and 6 (parking lot side)

4. Departure Procedures: Have been streamlined. Owners and Occupants are reminded to follow the procedures on departure.

ARRIVAL AND DEPARTURE TIMES:

Arrival: 4:00 p.m. or later on the first Sunday of your occupancy week(s).

Departure: 11:00 a.m. on the last Sunday of your occupancy week(s). Before departure you must prepare you Unit for Housekeeping services (see 7 Departure Procedures below).

If you have two or more consecutive occupancy periods in the same Unit, you may pre-arrange a light mid-stay cleaning and remain on the property. However, if you have two or more consecutive occupancy periods, but in different Units, you must comply with the above check-in and departure times for each Unit.

These arrival and departure times and procedures are strictly enforced, and fines or Personal Charges may be levied for any violations.

RESTRICTIONS

A. General Restrictions: Our Occupancy Permit issued by the municipality limits the total number of persons allowed on the property. Under the Owners Agreement and the Rules the maximum occupancy in any one unit is limited to a maximum of 8 persons (regardless of age) at any time. Day guests are permitted however, they must be included in the total persons permitted in your unit (maximum total (staying + visiting) 8 persons, regardless of age). Violations of this limit may result in suspension of the offending Owner's occupancy and reservation rights.

B. Rentals and other 3rd party usage (“Renter”): Please click here for more information and detailed proceedures.

CORBETT COVE IS A SMOKE-FREE PROPERTY:

No smoking or vaping is allowed in the Units or anywhere outdoors on the property.

PETS:

Pets are not permitted in pet-free units (2, 6, 7 and 8) at any time. While outdoors anywhere on property, including the beach and in the swimming area, pets must be on leash and under the owner’s control at all times.

However, pets may be off leash for exercise in the swimming area of the lake only prior to 10 am or after 7 pm and only if:

  • there are no minor children, other than members of the owner’s immediate family, in the water or beach area at the time, and
  • the pet is under the supervision and control of the owner (or responsible adult) at all times.

Note this exception does not relieve pet owners of the responsibility for any damages or injury to property, other animals or other persons. Pet waste is to be removed from the beach area and deposited in the pet waste receptacle in the parking lot.

GARBAGE, ORGANICS:

Organics can be placed in the containers on the countertop. When the bags are full, they should be placed in the marked containers in the area by the propane enclosure (additional disposable bags are located in the cabinet under the sink). Other garbage will be collected from the Unit porches but only on the following mornings: Tuesdays, Friday, Saturday, and Sunday. Until collection day, garbage should be kept in your Unit and should be placed in plastic bags and placed on the decks near the entrance to the units for collection by 9 a.m. each Tuesday, Friday, Saturday, and Sunday. Recyclable materials can be placed in the blue bins (no need to sort different types of recyclable materials). Do not leave trash on the deck overnight. There are garbage and recyclables containers in the beach area for use while on the beach, these containers will be emptied daily.

WATERCRAFT:

A. Occupant's Boats and Watercraft:

Our dock and gazebo are currently under repair and we have no facilities for docking, or mooring such, boats at this time. For safety considerations, we discourage Occupants from bringing boats (including sail boats) to the Cove during the construction period and until such time that notice is given that the dock and gazebo areas are safe for use.

If you choose to bring a boat for use during your stay, you should:

  • board, or disembark from, the boat at the public dock, and
  • dock at the public dock while the boat is not in use (note the municipality prohibits overnight docking).

Boats, on trailers, may be parked in the CC parking area overnight, subject to availability.

The following temporary Rules apply until further notice:

  • docking or mooring of any watercraft (powered or not) along the dock/gazebo area is prohibited;
  • the Dock and Gazebo areas are strictly off limits for all persons until reconstruction of the dock is completed and until the CCROA has notified Owners that the dock area has been approved for personal use;

The following Rules remain unchanged and in effect:

  • other large or powered personal watercraft, including Jet Skis, powered SUPs and similar watercraft are not allowed at any time.
  • mooring, operation, or the presence of any motorized watercraft (whether under power or not) within the swimming area continues to be prohibited at any time.

Occupant's Canoes, Kayaks and SUPs:

Canoes, Kayaks and SUPs may not be left unattended on the beach while not in use. CCROA canoes, kayaks and canoes should be returned to the designated CCRA watercraft area of the beach; personal SUPs etc. may be left in the area near the pull-in at the SE corner of the lower lawn or stored on the lakeside porch of your unit. As beach space is constrained, personal watercraft may not be left in the area of the beach reserved for CCROA watercraft.

Provincial and local laws, procedures, and safe boating practices for the operation of watercraft must be obeyed at all times.

CCROA PFDs may not be used with your personal watercraft.

Boat Trailers:

Boat trailers must be parked away from the front of the Units and overcrowding is to be avoided, Trailers should not be left in the areas between the buildings. In the event of overcrowding, or at times of high occupancy, the Property Manager may ask boat owners to relocate their trailers off site.

CCROA Watercraft:

CCROA makes canoes, kayaks, SUPs together with paddles and related equipment and a limited number of PFDs available for your use at your own risk. All CCROA watercraft are located in a designated area of the beach and are to be returned to that area immediately after use. Please return all watercraft to the common area immediately after use to allow others to access the shared equipment. By using any CCROA-provided watercraft and/or PFDs, you confirm that the equipment is in sound condition and that you assume all associated risks of their use.

CCROA Life Jackets:

Although a limited number of life jackets are supplied for use with CCROA-provided watercraft, we encourage Owners and occupants to bring their own PDFs for sanitary reasons. CCROA lifejackets should be cleaned off and allowed to air dry before returning to the dockside shed for overnight storage.

Clean-up:

Clean sand and debris from all CCROA watercraft and PFDs after use.
